Job Summary:
Under administrative direction, this position oversees the daily business activities of a maintenance department. The incumbent manages its resources and develops, implements, and maintains an operational plan to ensure that processes, procedures, rules, and regulations are carried out with the company's business strategy in mind. The incumbent also provides strategic guidance to team members.

Job Description:

Key Responsibilities:

  • High level budget development and ownership in budget management and oversight
  • Construction/Leasing contracts administration
  • Maintain working relationships with architectural, engineering and contractor contracts throughout project lifecycle
  • Able to manage relationships with company executives
  • Municipal Entitlements experience with municipalities
  • Review/evaluate bid documents
  • Ability to document information and make prompt decisions
  • Develop and maintain project schedules, create status reports
  • Works well with the team and has the ability to collaborate
  • Maintain the company's safety culture by promoting a safe work environment in compliance with federal and state regulations
  • Perform personnel tasks including discipline, staffing, performance management, annual reviews, and time and attendance
  • Communicate and maintain trust relationships with team, sr. leadership, business partners and shareholders
  • Develop and deliver department reporting and presentations, as assigned
  • Maintain a strong working knowledge of department's structure and processes
  • Maintain compliance with external regulations and internal policies
  • Provide guidance and motivation to staff to drive maximum performance
  • Manage and/or oversee the department's staffing needs (e.g. interviewing, hiring, new hire and ongoing training, annual evaluations, etc.)
  • Coordinate with other department managers and leaders to diagnosis company issues
  • Participate in budget development and monitoring of expenses
  • Forecast efficiently to anticipate department issues and problems
  • Assess, develop, and execute department plans and objectives in accordance with business strategy


Minimum Qualifications:

  • 3-5 years of Director experience
  • Minimum of 5 years in construction management
  • Commercial and Retail Real Estate space experience

Preferred Qualifications:

  • Significant work experience as a leader or similar position
  • Knowledge of the organization's industry group, trends, directions, major issues, regulatory considerations, and trendsetters
  • Ability to use strategies and skills to enlist others in setting, embracing and achieving objectives
  • Ability to form and manage effective teams
  • Experience in meeting or exceeding established targets and ability to drive critical activities to completion
  • Enroll stakeholders in communicating and coordinating activities to support the organization's vision and strategies
  • Understanding the importance of "big picture" thinking and planning and ability to apply organizational acumen to identify and maintain focus on key success factors for the organization
  • Coach, mentor and challenge others both inside and outside the organization
  • Respond to and proactively seek changes and innovation in the business environment to improve the competitive advantage of an organization
  • Ability to synthesize ideas and information required for process improvement into a manageable form
  • Familiarity with industry regulations and quality standards
  • Solid computer skills, including Microsoft Office and relational databases and software
  • Effective communication and public speaking skills
  • Outstanding leadership and organizational skills
  • Competent collaborator and skilled cross-functional communication
  • Travel up to 20-30%.

Bachelors: Finance, Bachelors: Supply Chain Management, Bachelors: Transportation Logistics, GED (Required), High School (Required)

Work Experience:
Maintenance, Management-Mid Level, Transportation/Logistics

Non Commercial Driver's License - Department of Transportation
